Two Generations Face the Real Estate Market with Optimism
Local real estate experts, Ben Beiler, founder of Beiler-Campbell Realtors, and his son Anthony Beiler, President of Beiler-Campbell, are optimistic about the future of local real estate. “Since I started in the real estate business nearly 40 years ago, I have worked through all types of markets” said Ben Beiler. Challenging markets result from a variety of causes: In 1973, we had the gas shortage; in 1981, home interest rates skyrocketed to 16%; 1991 brought the Gulf war and business growth was stunted; and 9/11/01 slowed the economy. The good news, Ben Beiler said, is that every one of these periods has been followed by a strong economy. In lean times, people are reminded how to live frugally and persevere. Then when the market strings loosen, solid spending habits are in place that encourage a stable economy. “I am confident that we will see prosperous times ahead”, he concluded
Anthony Beiler said it is important to put the gloomy national statistics we hear on the evening news in proper perspective. For example, the Las Vegas market is driven by the entertainment industry, the Florida market is fueled by vacation and second home activity and the Detroit market is supported by the auto industry. He said, “These markets do not accurately reflect what is happening locally which, in reality is much more stable”. The Philadelphia-area economy continues to display strength as related to employment statistics, while also not saddled with significant foreclosure problems. Brian Campbell, Board Chairman at Beiler-Campbell added, “We are blessed in this area to have our real estate hold its value.” Over the past 40 years, real estate values have gone through cycles but have increased overall. That is a stronghold to the real estate owners in Chester, Lancaster and Delaware Counties. Campbell summarized, “real estate continues to be the best place to put your money.” According to Suburban West Realtors Association, if you bought a home six years ago, it would be worth 32% more in Chester County and 74% more in Delaware County.
“Beiler-Campbell is staying strong due to several reasons.” stated Anthony Beiler. The consumer is looking for the true professional who can accurately price their home, negotiate offers and has the daily support of a full team of experienced management. The consumer wants to walk into a local office and meet their provider face to face. They are being selective about where they will put their confidence. He concluded that only a solid local company that has experienced challenging markets and came through stronger will earn their trust
The Beilers agree that although the current market is tight, with perseverance and hard work, the foundational elements are in place that will enable this community to emerge strong and stable.
